For Sale by Owner (FSBO) was a popular way to sell a home back in the 90’s and early 2000’s. It was easier to do then. The market is much different today.
I actually sold a property the FSBO way a number of years ago. I owned a condominium and listed it by owner. I placed the sale in two local newspapers. I received an offer within 24 hours of holding my first open house. That was April 1999.
I also bought a house that same year by owner but selling a house today is very difficult. There are several factors that make FSBO transactions more difficult. Just trying to understand if you really have the market price nailed down is a challenge today.
If the property you are selling isn’t in a high demand area, i.e. the type of region where people are soliciting to buy your house without even an ad, you will likely need to work with a realtor. You really need to understand your market if you are going FSBO.
When you don’t fully understand your market, trusted realtors are very valuable. The key word there being “trusted.” Selling a property can be a complex process. Working with trusted fiduciaries like a trusted realtor and, of course, professionals like you will find at a patrolman credit union and Police Mortgage can really make your life easier.
Right now, because of the way that properties go up for sale, you’re going to need those fiduciaries. A quality realtor can help guide you in the proper direction. FSBO works only in very specific regions and environments. We are definitely not in a For-Sale-by-Owner environment today.
